& Zoning Fee Schedule
Administrative
Variance - Only considered for
residential properties located in the
following neighborhoods: Washington
Knolls, Winchester Manor (Dye Addition), the
Historic District, Old Town and Miller
Addition. An administrative variance
can provide an exemption or deviation from a
development standard of the zoning
code. An administrative variance can
only be obtained when the proposed project
is a supplement to or reconstruction of an existing
structure. No fee is required.
Certificate
of Zoning Compliance - A
certificate of zoning compliance (zoning
permit) is required for the use of any
structure, building or land to ensure compliance
with the applicable provisions of the zoning
code
Commercial
Building Permit - Required for any
alteration or new construction on commercial
structures.
Conditional
Use - A conditional use is the use
of a structure building or land that is not
inherently permitted in a given zoning
district. Different zoning classifications
allow for different conditional uses, which
are specified in the zoning code. The
Planning and Zoning Commission must approve
a conditional use before a certificate of
zoning compliance can be issued. The
Planning and Zoning Commission must hold a
public hearing on a conditional use
application before making a decision
Demolition
- A demolition permit is needed prior
to the demolition of any structure or
building in Canal Winchester.
Electrical
- An electrical permit is required for
electrical work in any building not done in
conjunction with a general building
permit. An electrical permit is needed
for upgrading a service or installing new
electrical lines.
Landmarks
- Certificate of Appropriateness - If
you live in the landmarks district, you must
obtain a certificate of appropriateness from
the Landmarks commission before any external
work is done to your property.
Residential
Building Permit - Any type of building
on a residential structure needs one of
these forms filled out. (They are
located on the bottom of the web

Right-of-Way
- A Right-of- Way permit must accompany
any use, alteration or occupancy in the
Right-of-Way.
Sign
Permit - Any new permanent or
temporary sign must follow the applicable
provisions as specified in the zoning
code. A sign permit ensures that all
signs meet applicable standards related to
both aesthetics and content.
Site
Plan - In developing vacant
property, it is necessary for the developer
to obtain both Preliminary and Final Site
Plan approval from the Planning & Zoning
Commission. Site Plan review is
intended to insure ample provisions for the
efficient use of land and to promote high
standards in the layout, design, landscaping
and construction of development.
Special
Event -
Street
Tree - A street tree permit must be
obtained prior to any alteration of the tree
composition on a property. The
Village's Urban Forester authorizes a street
tree permit.
Subdivision
- The Village Planning and Zoning
Commission must authorize any subdividing of
a property. Subdivision approval is
necessary for a lot split, preliminary
subdivision approval and final subdivision
approval.
Variance
- An exemption or deviation from a
development standard of the zoning
code. The Planning & Zoning
Commission must approve a variance before a
certificate of zoning compliance can be
issued. The Planning & Zoning
Commission must hold a public hearing on a
variance application before making a
decision.
Zoning
Amendment - A zoning amendment must
be utilized to amend, supplement or repeal
items pertaining to the zoning code or
zoning map. The Planning & Zoning
Commission holds a public hearing on the
application and makes recommendation to
Village Council. The council must also
hold a public hearing on a variance
application before making a decision.
