The City of Canal Winchester offers two types of tax incentives based upon the location of the business. These two types of incentives are through the Community Reinvestment Areas (CRA) and the Foreign Trade Zone (FTZ). Your property must be located within these areas to be eligible for tax incentives. Please refer to the maps to determine if your property is eligible.
Community Reinvestment Area (CRA)
The City of Canal Winchester has 2 CRAs. If your property is located within one of the areas, you might be eligible for this tax incentive. There are 3 incentive types within the CRA district. For new construction of commercial or industrial uses, there is a maximum of a 15 year 100% property tax abatement. For the rehabilitation of an existing commercial or industrial use, there is a maximum of a 10 year 100% property tax abatement. For new construction or rehabilitation of a residential use, there is a maximum of a 5 year 100% property tax abatement. In all cases, the property owner must spend over $25,000 on construction.
Foreign Trade Zone (FTZ)
The City of Canal Winchester can offer FTZ incentives to properties located within the designated area. The FTZ is offered through the federal government and is part of FTZ #138 located at Rickenbacker International Airport. This incentive must be coordinated with the Columbus Regional Airport Authority.
